Still a few things to be done before Thursday, including:
- finish brick cleaning (bottom level cleaned yesterday, so just up around the balcony door)

I received a call 30 mins later from a friendly felllow named Peter, and booked in an inspection with the SS, Peter and ourselves for this morning. Obviously Peter's job is to smooth things out and make the client happy and he has done this.
We pointed out all the bricking issues and they were all noted down, so lets just hope they are all fixed.
It was nice to actually be told yes more then no.
Four windows sills will be replaced and random bricks all over the house will be replaced that were installed crooked. Most of the mortar inconsistencies should also be fixed.
We still have a few items from the previous inspection they still need to repair. Nothing major.
We're hoping for settlement before the long weekend. Fingers crossed :D

We would've lost the full day at work for nothing, as there was no way we going to settle with the house the way it is. Took around 1.5 hours to run through the house with our SS, placing more stickers.
Possibly another 1-2 weeks before settlement. No date was given.

Whilst it looks like the majority of our issues picked up at settlement have been rectified, there are still some issues:
- Bricks still chipped, even after Nawkaw finally got onsite yesterday
- Roof tiles still mis-aigned, even after the tilers were onsite yesterday too
- Electricians still yet to complete "additional" works
- Windows still have gaps neat to bricks and need to have "storm moulds" installed
- Mortar is still missing in quite a few places
The work Nawkaw did do, looks really good. I am really not sure why they put so much time into the "dead" side of the house and not on the Alfresco and Front entrance locations like we asked!

We started inside and picked a tonne of faults. Simple things from paint blemishes to major issues, like our alfresco stacker door which was installed twisted.
Externally though was a different story. Nawkaw are still yet to "fix" our bricks, misaligned roof tiles, guttering issues and gaps between the windows frames and bricks. We also still do not have a mailbox or front steps.
Three weeks to fix all this and then we will have settlement.

There were also people inside installing all our final door handles and locks.
With the builders' "security" fence down (not that it was locked all that often), our place felt a little exposed, so we opted to install the fence early. This was started on Monday and completed yesterday (Tuesday).

Breaking into August puts our build at the 6 month mark from when work was started back on the 30th of January.

The issue we have currently, is that all downpipes are painted PVC instead of pre-painted colorbond and therefore they can only paint what they can easily get to. Behind all the pipes you can see the plain pvc colour, so this will need to be retouched. Apparently all project builders use pvc - I wouldn't think it would be that much more expensive to pre-painted colorbond.

Went past this afternoon (Friday) and the tilers were almost finished laying the floor tiles. We had a quick word with the tilers and they believe they will finish on Saturday.
Might be able to grab some photos when we visit on Saturday.

Plumbing fitout was completed on Friday. We now have a bath, toilets, shower screens, taps, etc all installed.

Received our update from the SS last week and he advised that the following will happen in the next 2 weeks:
- painting completed
- baths, toilets, shower screens etc will be installed
- shelving installed
- electrical completed
- floor tiling will be completed
- house will be cleaned inside and out and the fence will then be removed
Also, after all the trouble we have had with the bricks, NOW we are told they are going to Nawkaw them. We mentioned Nawkaw a few months back and were told that no it would not happen.
Went past yesterday afternoon and the painters were in, so we had a quick squiz. Other than the painting, the balcony floor has had the concrete bed laid.
All bathroom tiling has been completed and we are now very happy with this. Looks pretty good - would have liked to have lined up the grout lines, but I guess this just doesn't happen in a project build.

As the house was wide open, we had a quick look around (to ensure everything was secure) and the the wet areas are almost complete and the kitchen splashback tiles have been installed. No pictures, as the house was pitch black. I think I could navigate around this house with my eyes closed, by the time we move in :)
Portico area has also had the gyprock ceiling and cornice installed, along with the laundry tub. A cheap and nasty tub we will replace later on.

So we had an appointment this morning and had to discuss a few items that we were not initially impressed by:
All wet area tiling has been proceeding. The floors have been completed, and the walls, shower and baths have been started. We had an issue with the alignment of the tiles, but after discussions with the SS, we are a little more at ease. We wanted grout lines to all match up, but this just was not going to happen.
Living/Kitchen Air Conditioner Duct
There is a duct point installed almost directly over our kitchen bench, right where we want to install 2 pendant lights. Firstly, having a duct point so close to the 2 lights would look awful, and secondly the air from the duct would make the pendants swing.
Apparently due to the layout of the ceiling joists, there was no way to move the duct to the kitchen, so one possible solution is to remove the round ceiling duct altogether and install a rectangular duct on the wall on the bulkhead above the fridge space.
We will be sent a picture of what the new duct will look like and will make a decision then.
These Espresso bricks are a real pain. Our SS is going to get PGH to come onsite and take a look to see what they can do. So many chips and "lime pops" across the board.
Painters have also been through and completed painting the ceiling and have laid down the first cover for the walls. There are a lot of pencil marks on the walls marking where the imperfections are and where repairs are needed. I'm actually happy to see them - at least we know they will be fixing them.
Today, the tiler will be finishing off the bathroom and installing the tiles for the kitchen splashback. Yes we are tiling and not going a glass splashback like everyone else! gasp!

The plasterer has also been back and filled in a lot of the gaps around the door frames and repaired some dents and dings in walls.
They also sealed the man hole back up as it was installed in the wrong location.
The rangehood was also installed.

- front porch has a layer of concrete for tiling
- all tiles are delivered
A few issues that we can see though:
- Duct holes are in very odd places. The worst of them being the one above the kitchen benches. We have 2 light fittings going in here, that we will be installing pendants lights to. Unsure how it is going to look with a duct right next to them.
- Man hole was cut and it looks like the air conditioning ducts are running right across this. Not a huge issue to resolve.. I think

We were also surprised to find that EBH have installed stairs in our garage. This was not on the plans as it is something we were supposed to be doing after handover. Hats off to EBH for this one :D
They also delivered all our doors and architraves and installed the front door and the door from house to garage so we are now officially locked out.

The only cladding we have on the house is at the rear - which is fantastic for us as we really aren't excited to have any cladding, but it looks fine anyway.
They have also installed all the cavity door frames and nailed the frame and bricks together. Air conditioning and electrical rough in were completely finished today also.

Due to a disappearing act from the roofers on Thursday and Friday, the roof did not get completed until this morning.
Electricians onsite yesterday and today and the ducting was delivered this morning so this should be installed today too.
This morning the brickies were also back onsite replacing some chipped or cracked bricks, including the wall above the alfresco that was leaning over. WIll give this the once over this afternoon.

This went very well. SS was very patient with all the queries we had.
Bricks are expected to start on monday now.
As we are applying our own carpet after handover, we also decided to go grab some samples from the supplier and took these out to the display homes to help decide on a colour. We have narrowed it down to two.
