Yes, we finally settled. The house is now in our hands and ready for all the hard work to start.

A few items that could have been handled better, but nothing that would stop us from settling today :)

Settlement V2

We have now booked in our settlement for Thursday. If all goes well, we will be Moorebank residents by the start of next week :D

Still a few things to be done before Thursday, including:

 - finish brick cleaning (bottom level cleaned yesterday, so just up around the balcony door)
 - painting
 - cleaning

Management called in

I bit the bullet and contacted management yesterday in regards to the issues we have been having.

I received a call 30 mins later from a friendly felllow named Peter, and booked in an inspection with the SS, Peter and ourselves for this morning. Obviously Peter's job is to smooth things out and make the client happy and he has done this.

We pointed out all the bricking issues and they were all noted down, so lets just hope they are all fixed.

It was nice to actually be told yes more then no.

 Four windows sills will be replaced and random bricks all over the house will be replaced that were installed crooked. Most of the mortar inconsistencies should also be fixed.

We still have a few items from the previous inspection they still need to repair. Nothing major.

We're hoping for settlement before the long weekend. Fingers crossed :D

As per the previous post, we delayed settlement as we didn't think the house would be finished - and we were right.

We would've lost the full day at work for nothing, as there was no way we going to settle with the house the way it is. Took around 1.5 hours to run through the house with our SS, placing more stickers.

Possibly another 1-2 weeks before settlement. No date was given.

Settlement is delayed

We have delayed settlement as we know the house will not be completed to our satisfaction by Monday.

Whilst it looks like the majority of our issues picked up at settlement have been rectified, there are still some issues:

 - Bricks still chipped, even after Nawkaw finally got onsite yesterday
 - Roof tiles still mis-aigned, even after the tilers were onsite yesterday too
 - Electricians still yet to complete "additional" works
 - Windows still have gaps neat to bricks and need to have "storm moulds" installed
 - Mortar is still missing in quite a few places

The work Nawkaw did do, looks really good. I am really not sure why they put so much time into the "dead" side of the house and not on the Alfresco and Front entrance locations like we asked!

Our mailbox was finally erected on Saturday, along with the steps in the background. The mailbox is still to be have the Moroka finish just like the pylons in the background.

PCI Completed

Finally had our PCI today and received our settlement date. Things were going very well, no issues with our ss. Everything we picked was added, even extra things that our SS picked up.

We started inside and picked a tonne of faults. Simple things from paint blemishes to major issues, like our alfresco stacker door which was installed twisted. 

Externally though was a different story. Nawkaw are still yet to "fix" our bricks, misaligned roof tiles, guttering issues and gaps between the windows frames and bricks. We also still do not have a mailbox or front steps.

Three weeks to fix all this and then we will have settlement.

Something is happening again

It's been a week, and finally something is happening again at the house. The driveway work resumed yesterday, with the formwork and crossover started. Although at midday today - no sign of them completing the job.

There were also people inside installing all our final door handles and locks.

With the builders' "security" fence down (not that it was locked all that often), our place felt a little exposed, so we opted to install the fence early. This was started on Monday and completed yesterday (Tuesday).

Driveway excavated

On Monday, the driveway was excavated and yesterday the sand was delivered. Still no formwork, but we should have a driveway poured either today or tomorrow.

Breaking into August puts our build at the 6 month mark from when work was started back on the 30th of January.

External Painting

With the weather being kind, the painters returned and finished off the external painting which included repainting the downpipes and electricity box that had the paint washed off with the rain.

The issue we have currently, is that all downpipes are painted PVC instead of pre-painted colorbond and therefore they can only paint what they can easily get to. Behind all the pipes you can see the plain pvc colour, so this will need to be retouched. Apparently all project builders use pvc - I wouldn't think it would be that much more expensive to pre-painted colorbond.

Driveway still to come

We are still not sold on our moroka colour choice for the balcony. 
We may need to repaint this later in a lighter colour.

Loving the front door - don't mind the filthy steps.

Rear yard which doesn't show exactly how much more work we need to do after handover. 
There's another 7M from the garage to the fence boundary.

So still to come:
 - Driveway
 - Mailbox
 - Front Stairs
 - Plaster and Paint touch ups internally and externally
 - Nawkaw to come and treat the bricks

Slow going

We are at the point where we are expecting the call from the SS to make our PCI appointment. The last couple of days have had very little happening. I am sure (hoping) that some things are happening inside and we just cannot see from looking in the windows.

Weather doesn't help considering there is still some brickwork and external painting to complete.

Floor tiles completed

Just a quick update to say that the tiles were completed today. All grouting was completed and the tiles roughly cleaned. Looks pretty good :)

Please.. no flaws

Electrical was completed on Thursday night - still haven't been inside to have a look as the house is always locked up tight.

Went past this afternoon (Friday) and the tilers were almost finished laying the floor tiles. We had a quick word with the tilers and they believe they will finish on Saturday.

Might be able to grab some photos when we visit on Saturday.

Light fittings were all installed - leaving (as far as we can tell when looking into the windows) just the garage electrical work to be completed.

Electrical Fitout

The electrical fitout was started today. We have most of the wires for light switches and power points now prepped and poking through the holes in the gyprock.

Plumbing fitout was completed on Friday. We now have a bath, toilets, shower screens, taps, etc all installed.

External Tiling

Went past the house late again last night, so once again too dark for photos, and we now have a tiled front porch and upstairs verandah and it looks like our bath and toilets should all be installed today.

All the airco ducts have also been installed - bar the the rectangle vent over the fridge cavity.

Front door has been stained - terribly though, so I assume there are more coats to come.

And some bright spark painted all our downpipes and electricity boxes right before the rain started, so now we have pipes with paint semi washed off. All I could do was lol when I saw this.

Slow week

It's been a week since my last post and that's because very little has been happening.

Received our update from the SS last week and he advised that the following will happen in the next 2 weeks:

 - painting completed
 - baths, toilets, shower screens etc will be installed
 - shelving installed
 - electrical completed
 - floor tiling will be completed
 - house will be cleaned inside and out and the fence will then be removed

Also, after all the trouble we have had with the bricks, NOW we are told they are going to Nawkaw them. We mentioned Nawkaw a few months back and were told that no it would not happen.

Went past yesterday afternoon and the painters were in, so we had a quick squiz. Other than the painting, the balcony floor has had the concrete bed laid.

All bathroom tiling has been completed and we are now very happy with this. Looks pretty good - would have liked to have lined up the grout lines, but I guess this just doesn't happen in a project build.

Termite Protection

Our termite protection was installed today. It runs around the entire perimeter, including the two piers at the front of the house.

The house was locked up tight, so could only peek in the windows and the only thing we noticed that has happened, is the new hole for air conditioning duct. 

Other than the duct, the only other thing we can see is a delivery of concerete and sand, which we assume is for the upstairs verandah.

Tiling continues..

Yesterday afternoon we went past the house and lo and behold, the side security fence is wide open, both garage doors were open, a lot of windows left open, and the rear alfresco stacker door was unlocked. Seriously? These tradies really just dont care. I just read about a theft occurring a few streets across at a house at the same stage as us.

As the house was wide open, we had a quick look around (to ensure everything was secure) and the the wet areas are almost complete and the kitchen splashback tiles have been installed. No pictures, as the house was pitch black. I think I could navigate around this house with my eyes closed, by the time we move in :)

Portico area has also had the gyprock ceiling and cornice installed, along with the laundry tub. A cheap and nasty tub we will replace later on.

Site Appointment

We have been getting into trouble by going onsite without our SS, so we are going to try and abide by the rules and do the right thing. If the doors are wide open though and no one about, well, I'm not saying we won't mosey on in.

So we had an appointment this morning and had to discuss a few items that we were not initially impressed by:

All wet area tiling has been proceeding. The floors have been completed, and the walls, shower and baths have been started. We had an issue with the alignment of the tiles, but after discussions with the SS, we are a little more at ease. We wanted grout lines to all match up, but this just was not going to happen.

There is a duct point installed almost directly over our kitchen bench, right where we want to install 2 pendant lights. Firstly, having a duct point so close to the 2 lights would look awful, and secondly the air from the duct would make the pendants swing.

Apparently due to the layout of the ceiling joists, there was no way to move the duct to the kitchen, so one possible solution is to remove the round ceiling duct altogether and install a rectangular duct on the wall on the bulkhead above the fridge space.

We will be sent a picture of what the new duct will look like and will make a decision then.

These Espresso bricks are a real pain. Our SS is going to get PGH to come onsite and take a look to see what they can do. So many chips and "lime pops" across the board.

Painters have also been through and completed painting the ceiling and have laid down the first cover for the walls. There are a lot of pencil marks on the walls marking where the imperfections are and where repairs are needed. I'm actually happy to see them - at least we know they will be fixing them.

Today, the tiler will be finishing off the bathroom and installing the tiles for the kitchen splashback. Yes we are tiling and not going a glass splashback like everyone else! gasp!

Garage Doors

All of our garage doors were installed today. Two front ones and the rear roller door.

All the bathroom and laundry floor tiles went down yesterday.. not grouted as yet, but they look good.

The plasterer has also been back and filled in a lot of the gaps around the door frames and repaired some dents and dings in walls.

They also sealed the man hole back up as it was installed in the wrong location.

The rangehood was also installed.

Busy day yesterday with the following completed:

 - wet area floors concreted
 - air conditioning duct holes in ceiling have been cut
 - front porch has a layer of concrete for tiling
 - all tiles are delivered

A few issues that we can see though:

 - Duct holes are in very odd places. The worst of them being the one above the kitchen benches. We have 2 light fittings going in here, that we will be installing pendants lights to. Unsure how it is going to look with a duct right next to them.
 - Man hole was cut and it looks like the air conditioning ducts are running right across this. Not a huge issue to resolve.. I think

Stairs and Lockup

We had our stairs started on Thursday and finished on Friday. They look fantastic! Will look even better once they are stained.

We were also surprised to find that EBH have installed stairs in our garage. This was not on the plans as it is something we were supposed to be doing after handover. Hats off to EBH for this one :D

They also delivered all our doors and architraves and installed the front door and the door from house to garage so we are now officially locked out.

Cornice started

Yesterday, all the cornices were installed upstairs and the front room downstairs. This is one of the only things so far that has been completed, in which I am 100% happy with. The cornice is perfect (and so it should, it's not rocket science)

Water Tank and Gyprock Pics

Work has been progressing pretty slowly lately. 
(Would seem like only one tradie is allowed in at any one time)

We had our gyprock started last Friday and finished yesterday. Two days for all ceilings and walls to be covered.

Lower Bricks Cleaned

Came past tonight to see that all the lower bricks have been cleaned.

Looks like EBH will have to do a lot of touch ups. There is quite a lot of mortar that has come out and way too many chips on the bricks.

Lower eaves and cladding

Garage eaves - really hanging to see the brickwork cleaned and the eaves painted :)

The only cladding we have on the house is at the rear - which is fantastic for us as we really aren't excited to have any cladding, but it looks fine anyway.

They have also installed all the cavity door frames and nailed the frame and bricks together. Air conditioning and electrical rough in were completely finished today also.

Lower roof finished

Due to a disappearing act from the roofers on Thursday and Friday, the roof did not get completed until this morning.

Electricians onsite yesterday and today and the ducting was delivered this morning so this should be installed today too.

This morning the brickies were also back onsite replacing some chipped or cracked bricks, including the wall above the alfresco that was leaning over. WIll give this the once over this afternoon.

Roof finished (Upper)

Our upper roof was completed today. It took one day to get the beams and sarking installed and a further day to lay all the tiles. The lower roof (garage and rear of house) will be completed once the scaffolding is removed. No pictures, as I can barely see the roof from the road. Will need to get my zoom lens out and take a shot from distance :)

Brickwork Completed

Bricks are now (semi) completed. There are a few chipped bricks that need to be replaced and I'm sure we'll find even more, once the bricks are cleaned. Really hanging out for the cleaning now :)

The guttering and fascia have also been delivered and should be started tomorrow.

Site Inspection

This went very well. SS was very patient with all the queries we had.

Bricks are expected to start on monday now.

As we are applying our own carpet after handover, we also decided to go grab some samples from the supplier and took these out to the display homes to help decide on a colour. We have narrowed it down to two.

We now have quite a few loads of bricks scattered around our block.. as of yesterday -  PGH Espresso.

Today we have a site meeting with our SS - we finally get to meet him and run over a few queries.

Went past the block last night, and the carpenters were still going at it until it got dark. Although our SS advised that they finished it all off today, we went past and the garage has not been completed.

We have been advised that bricks and plumbing are to begin by mid next week.
